What the 2026 rental law changes mean for you
The Renters' Rights Act changes came into force in England on 1 May 2026 — and they affect every landlord. Section 21 no-fault evictions have been abolished and fixed-term tenancies converted to periodic arrangements, meaning you can no longer guarantee a tenant will leave at the end of a fixed term.

Guaranteed rent is an agreement where AJR Prime Properties Ltd pays you, the property owner or landlord, a fixed monthly amount for an agreed period — typically 1 to 5 years — regardless of whether the property is occupied or whether tenants pay on time. You receive a predictable income with no void periods.
How does guaranteed rent work?+
We take on a long-term lease of your property, pay you a guaranteed monthly sum, and handle everything in between — tenant sourcing, management, maintenance, and compliance. You retain ownership while we take on the day-to-day responsibility and the rental risk.
Does guaranteed rent protect landlords and property owners from void periods?+
Yes. Under a guaranteed rent agreement you are paid the agreed amount every month even when the property is empty, between tenants, or if a tenant falls behind on rent. The risk of void periods is absorbed by us, not you.
Who is responsible for repairs and maintenance?+
Under our guaranteed rent model, day-to-day management and routine maintenance are handled by us. We act as the responsible tenant, so you are relieved of the usual landlord obligations around repairs, tenant calls, and contractor coordination. Structural repairs remain the owner's responsibility, as set out in the agreement.
What happens if a tenant stops paying rent?+
Your income is unaffected. Because we guarantee your rent directly, any tenant non-payment is our responsibility — not yours. You continue to receive the agreed monthly amount for the full term of the contract.
Are there any hidden management fees or setup costs?+
None. There are no set-up fees, no monthly commissions, and no hidden extras. We generate our margin from our corporate management structure, so you receive 100% of the agreed rental figure — every penny, every month.
How long does a guaranteed rent agreement last?+
Agreements typically run from 1 to 5 years, with the option to renew. The exact term is agreed with you in advance and set out in a written contract before the arrangement begins.
