Question 1

What is guaranteed rent?

Accepted Answer

Guaranteed rent is an agreement where AJR Prime Properties Ltd pays you, the landlord, a fixed monthly amount for an agreed period — typically 1 to 5 years — regardless of whether the property is occupied or whether tenants pay on time. You receive a predictable income with no void periods.

Question 2

How does guaranteed rent work?

Accepted Answer

We take on a long-term lease of your property, pay you a guaranteed monthly sum, and handle everything in between — tenant sourcing, management, maintenance, and compliance. You retain ownership while we take on the day-to-day responsibility and the rental risk.

Question 3

Does guaranteed rent protect landlords from void periods?

Accepted Answer

Yes. Under a guaranteed rent agreement you are paid the agreed amount every month even when the property is empty, between tenants, or if a tenant falls behind on rent. The risk of void periods is absorbed by us, not you.

Question 4

Who is responsible for repairs and maintenance under a guaranteed rent agreement?

Accepted Answer

Under our guaranteed rent model, day-to-day management and routine maintenance are handled by us. We act as the responsible tenant, so you are relieved of the usual landlord obligations around repairs, tenant calls, and contractor coordination. Structural repairs remain the owner's responsibility, as set out in the agreement.

Question 5

What happens if a tenant stops paying rent?

Accepted Answer

Your income is unaffected. Because we guarantee your rent directly, any tenant non-payment is our responsibility — not yours. You continue to receive the agreed monthly amount for the full term of the contract.

Question 6

How long does a guaranteed rent agreement last?

Accepted Answer

Agreements typically run from 1 to 5 years, with the option to renew. The exact term is agreed with you in advance and set out in a written contract before the arrangement begins.

Question 7

What types of properties do you take on?

Accepted Answer

We work with a range of residential properties including single-let houses and flats, HMOs (houses in multiple occupation), and multi-unit buildings. If you have a property you'd like guaranteed rent on, get in touch and we'll assess it and provide a quote.

Question 8

Which areas do you cover?

Accepted Answer

AJR Prime Properties Ltd provides guaranteed rent and property management services to landlords and property owners across the Midlands & South Yorkshire. Contact us with your property's location and we'll confirm whether we can accommodate it.
